Here's what I've learned in almost three decades of doing this: the house doesn't matter if the neighborhood doesn't work for your life. About 90% of my business comes from past clients referring me to their friends and family. That's not an accident. It's what happens when you tell people the truth instead of what closes a deal faster.

**Relocation is where I spend most of my energy.** A large part of my business is helping families move to the Pacific Northwest from California, Florida, Texas, and beyond — people who've never set foot in Camas or Ridgefield before their first phone call with me. When I list a home, I don't guess at price — I triangulate it. I pull comps from RMLS, run them against a 24-month market algorithm that accounts for canceled and withdrawn listings, and cross-reference with RPR, so what I tell you your home is worth is backed by three independent sources, not a gut feeling. My listings typically sell within about 2% of the price I recommend at the start.

Outside of the transaction, I still run into clients from 20 years ago — some of them are still in my life because we built something more than a closing date. I host two client-appreciation events every year (a summer pool party at my house and a winter riverside event with Santa, where we also run a toy drive for Salvation Army), and I'd rather take a past client to lunch than send them a form email.
