I pull comps from RMLS, run them against a 24-month market algorithm that accounts for canceled and withdrawn listings, and cross-reference with RPR, so what I tell you your home is worth is backed by three independent sources, not a gut feeling. My listings typically sell within about 2% of the price I recommend at the start.
Outside of the transaction, I still run into clients from 20 years ago — some of them are still in my life because we built something more than a closing date. I host two client-appreciation events every year (a summer pool party at my house and a winter riverside event with Santa, where we also run a toy drive for Salvation Army), and I'd rather take a past client to lunch than send them a form email.
